10 Questions to Ask Your Residential Roofer

1. Is the Roofer Properly Licensed?

This should be one of the first things that you ask your roofers before you hire them. That’s because a proper license shows that the professionals have adequate expertise to be doing the roofing job.

Most states require that roofers have a license for legal reasons. As such, if a roofer refuses to show you their license then it’s a big red flag that they might be a scam.

2. Can the Roofer Provide You With a Quotation?

After they inspect your roof, your roofer should give you a price quote that includes things like the cost of labor (including removal and new installation), as well as material cost.

They should also disclose any additional fees. While this price might be subject to change they must remain as transparent as possible in terms of setting a price. That way there are no surprises at the end.

It’s generally always recommended that roofers install metal before weaving shingles. It’s important because steel both lasts longer and looks better. As such, you should be careful around roofers that use woven valleys.

While this might be cheaper and easier for the roofer, it won’t last long. This is due to the damage caused by the granules from the shingles. As such, you should specifically request metal in the valley of your roof.

8. Will They Install New Flashings?

There’s no doubt that installing new flashings can be a pain for roofers. As such, many subpar pens will simply leave the old flashings instead of replacing them. However, if you’re a homeowner, then they must install new ones.

Old flashings only work properly with the original roof they were installed with. Without new ones, you can expect roof repairs very soon.

9. Do They Have a Project Manager or Foreman?

When roof projects begin they can quickly get busy. This is especially true if it’s a big project or a company handling it. Unfortunately, this can make it difficult for you to find the person in charge if you have any questions during the process.

As such, there should always be a foreman or project manager on site that can answer any of your questions, like their current timetable or things like that.

10. How Will They Leave the Jobsite After Work?

Responsible roofers won’t strip away parts of the roof that they won’t recover that same day. However, if unexpected weather or an emergency occurs, then it will be necessary to cover any open sections with a tarp.

That way no rain or moisture damages the exposed sections. You should get the roofer’s guarantee that they will handle this if the project takes multiple days.
